Kohsaar’s project has been designed for a land covering 2900 square meters in Zafaranieh. It includes 24 floors, and the total area of the building is 36000 square meters. Eight floors under the ground floor include volleyball and tennis courts, meeting rooms, industrial kitchen, tropical jungle room, bowling hall, home cinema, music room, dry-cleaners, mechanical and electrical facilities, warehouse, 186-car parking, children’s play room, beauty salon, swimming pool and water entertainments, massage room, Turkish bath and salt room. Considering that the slope of the ground is north-south facing, the first floor under the ground floor gets direct light from the south. A part of the lobby and water entertainments complex are located on the first floor under the ground floor. each of which is 350 square meters in size, twenty 390-square-meter units on the first to 10th floors, eight 600-square-meter units on the 11th to 14th floors, and a penthouse with an area of 860 square meters and a 500-square-meter terrace with a private pool on the 15th floor. The common area of each floor is 200 square meters and includes 5 elevators, two staircases on each floor and the common waiting area which is connected to the private open space and green space of each residential floor. The roof garden is 1100 square meters in size, located at the height of 90 meters above the ground and equipped with a helipad
